The part that makes this rare
The seller is carrying close to half of the purchase price with no interest at all, on a seven year balloon. Pay that balance off within six years and roughly a third of it comes off the payoff. That is not a rounding adjustment, it is a written term of the deal.
Zero interest on a note that size changes what the monthly outflow looks like, and the early payoff reduction turns a disciplined first few years into real equity rather than just a cleared debt.
A full service restaurant, a twelve key motel, a lounge with a full bar and beer on tap, a banquet and catering business, and a seasonal ice cream window. Five income lines sharing one site, one roof line and one payroll.
The property covers its debt service today, before any of the upside. The exact net operating income, the debt structure and the full profit and loss are in the package behind the agreement.

The business
The restaurant serves traditional American cooking in a casual room, with a lounge alongside it carrying a full bar and a rotating tap selection. The banquet and catering side has been running long enough to have its own repeat customers, and the ice cream window brings a different crowd through the lot from spring to autumn.
The motel wing holds twelve rooms in a mix of queen and double configurations, all non smoking, with daily housekeeping and daily, weekly and monthly rates. Guests come from the traveller traffic on the road out front, from weddings and events nearby, and from trades and crews working in the area. The lot is large enough to park trucks.
The seller is exiting and has offered to assist through the transition. Management and staff are stable and expected to remain in place.
Where the upside is
This is a business that has been run comfortably rather than hard. There is no advertising spend at all in the accounts. The pro forma, built on third party rooms market data alongside the restaurant's own actuals, has net operating income at roughly double where it sits today, and none of it depends on a new customer base appearing.
